2. Investors Waiting List Form
Details: Shows a sign-up form for investors to reserve their spot to participate in the deal on a 'first come, first serve' basis by filling out the form and sending it back to Blackstone. Blackstone will require a completed form from each investor prior to participating in the investment opportunity. Investors may familiarize themselves with the attached files in this webpage before completing the form, as well as seek out their own investment advice from their own advisors.

4. Pro Forma Income Statement
Details: shows expected corporate financial results of the investment proposal. PDF version may be easier to view. Excel spreadsheet version with green values as manual input cells can be run like a calculator to show a variety of investment scenarios. Calculator runs profit / loss scenarios (including multiple funding sources) representing the example used in the Joint Venture Agreement template and Features Sheet. Example: $500,000 house cost + ~$165,000 renovation budget (~1/3x of house cost), can resell for ~$750,000 (~1.5x of house cost) after renovations. Viewers are encouraged to try running different green values as manual input cells through the Excel calculator to understand how their investment will perform as a whole (password: flipper). For example, try changing the house acquisition price ranges to $400,000 or $500,000 or $600,000 to see how these variables affect investment returns. The next worksheet tab shows the waterfall effect of investors returns and bonuses. The last worksheet tab shows an example of investors yields table for various denominations of investment capital contributions and their respective cumulative returns up to their unique max capped rates.

6. Joint Venture Agreement
Details: shows our formal business arrangement in which parties agree to pool their resources for the purpose of accomplishing a specific task - namely 'Fixing & Flipping' a house. In a JV, each of the participants is responsible for profits, losses, and costs associated with it. However, the venture is its own entity, separate from the participants' other businesses and business interests.

5. REIN's Economic Indicators
Details: shows The Real Estate Investment Network (REIN) is a 30 year old established 3rd party Canadian research and investors educational services provider, and is an authority on Canadian real estate economics and investing strategies. Blackstone's management has been a member of REIN in past years, and values REIN's research reports and tools. Here are 3 REIN economic indicator tools that REIN uses to validate its own opinion that Calgary is in the process of rotating out of the "end of an economic slump phase" and rotating into the "beginning on an economic recovery phase". The tools suggest that now (2021/2022) is a "possible" market cycle time to get involved with a Fix & Flip project, and that now is an "optimal" market cycle time to find/buy a foreclosure and find/buy a vendor-take-back. In 2020 (Blackstone's most recent Fix & Flip project), Blackstone was fortunate enough to use this REIN investing strategy to purchase an ugly foreclosure house in Parkland - which allowed for a big discount on the buy-side of the investment opportunity.
