Section 1: Investment Documents
6. Joint Venture (JV) Agreement
Details: shows our formal business arrangement in this Joint Venture (JV). This JV is defined as a contractual joint venture and does not constitute a partnership. Members will provide services to one another on an arms' length basis while remaining independent business entities and investors. There will be no pooling of profits and losses upon dissolution of the JV and the liquidation of its assets. Each Member is responsible only for its own actions and no Member is an agent for any other Member. Members will not be jointly or severally liable for the actions of the other Members. Members are responsible for profits, losses, and costs associated with this JV.
8. Investment's Excel Spreadsheets
Details: shows a broken link. Note: a number of Excel spreadsheets were used to plan and build out this investment opportunity, and project its viability and profitability. These spreadsheets are not 'linked' to this Excel icon, because they are optional reading, and may be an overwhelming amount of material to all investors, and each investor has a varying degree of interest for analyzing spreadsheets. Here are REIN economic indicator graphics / tools that REIN uses to validate its own opinion that Calgary is in the process of rotating through the “recovery phase" of its real estate cycle (Q4/2021). The graphics / tools show fundamental principles of the real estate cycle, and the sequential ‘cogs & gears’ rotating as time ticks on by. Understanding 1) the real estate cycle, 2) which phase of the cycle a city is in at any given time, and 3) which real estate investing strategies to use during specific phases of the cycle – are keys to succeeding at real estate investing.

3. Dave Ramsey's Advice On Flipping Houses
Details: shows a YouTube video from a popular American talk radio show host Dave Ramsey, with an American caller asking for advice about transitioning out of General Contracting for clients to transitioning into Fixing & Flipping houses for himself.
Although the conversation is regarding real estate investing South of the border where real estate markets are different than Calgary's market, Dave does offer sound general guidance, and warns of traps to avoid - that carry over any border.
Dave Ramsey is an American personal finance personality, radio show host, author, and businessman. An evangelical Christian, he hosts the nationally syndicated radio program The Ramsey Show which attracts 18 million listeners weekly.
